Welcome to Above It All Penthouse! Located on our 41st floor, penthouse level. The feeling begins the moment you step inside.

There’s an immediate sense of calm and openness. The ceilings lift, the light pours in, and the sky seems to wrap around you. Everything flows naturally, creating a space that feels generous and effortless, designed for people to be together while still enjoying room to breathe.

As we walk through, the living area draws you in. The oversized sofa anchors the space. It is inviting, comfortable, and perfect for long conversations, quiet afternoons, or evenings spent unwinding. Just beyond, an additional seating area sits beside the balcony. Cozying up here feels as if you’re suspended in the sky, floating among the clouds, with the world far below.

The kitchen is a true highlight. Beautifully designed and highly functional, it’s a space that inspires gathering as much as cooking. There’s a full dining table where everyone can sit together, along with plenty of counter stools, making it easy for conversations to flow. Whether you’re sharing meals, morning coffee, or a glass of wine at sunset.

Throughout the penthouse, exceptional art brings the space to life. Each piece adds an energy, and personality, creating a vibrant yet balanced atmosphere that reflects the spirit of Miami. Expressive, modern, and full of soul.

The penthouse offers three bedrooms, each with a king bed (balcony access and views!!), giving everyone a true place to rest. Two of the bedrooms feature walk-in closets, offering space to unpack, dress, and settle in without hurry.

There are two master suites, each with its own spa-like bathroom featuring a Roman tub and walk-in shower. In the primary suite, the bathroom opens to a view of the sky, turning everyday rituals into moments of quiet luxury and reflection.

The third bathroom, complete with a shower, is equally polished and thoughtfully designed, ensuring comfort and ease no matter how the space is shared.

Every corner of Above It All Penthouse feels intentional and refined, yet lively. Elevated while still deeply comfortable.

There are two twin memory foam rollaway cots for additional sleeping stored in the foyer closet.

-You have full access to The Grand pool and jacuzzis on the 10th floor, open 7am to 8pm

-You have full access to The Grand Gym and Health Club, with dry sauna on RG level open 6am to 9pm

-You have full access to the Lobby retail and restaurants.

The Grand lobby has everything one could need during their stay! From a variety of dining options, to boutique shopping, convenience stores, and a wellness spa.

Guests can enjoy restaurants from authentic Italian cuisine at Primo's, to delicious paninis and pastries at 8 1/2 Caffe & Bottega, tasty deli options at Le'Faubourgs, the best açaí bowls at Midori Fresh. With so many options, guests will have plenty to choose from during their stay.

There is plenty of shopping and service options available in The Grand lobby. Bayshore Design Center (a great place to find luxurious Italian silk items), dry cleaning and alterations, Pecorinos deli, Parcel packaging, Pharmacy, Bamboo Spa (offering massage, facials, nails and hair services), Convenience store (The Grand Trading Post), and the list goes on and on making The Grand lobby a true city within a building.

The Grand is situated in the heart of downtown Miami, overlooking Biscayne Bay in Edgewater. Its prime location puts it in close proximity to numerous incredible areas that should be on every traveler's must-visit list.

An 8-minute scenic drive (3 miles) over the causeway takes you to South Beach, where you can catch sight of the glamorous cruises at The Port of Miami on the right and Star Island, home to the rich and famous, on the left. The walkable Lincoln Road Mall, a 10-block stretch of great shopping and dining in the heart of South Beach. Don't forget to check out the iconic Art Deco architecture on historic Ocean Drive, across from the stunning beaches. When the sun goes down, South Beach comes alive with a vibrant nightlife scene, boasting an endless array of bars and clubs.

The Grand is just 5 minutes away from Wynwood. The coolest and trendiest neighborhood in Miami known for its amazing murals, great bars and delicious restaurants, and unique shopping and galleries. With a diverse mix of culture, art, and cuisine, Wynwood is a must-see destination for anyone visiting Miami.

Brickell City Center is a premier shopping and dining destination located just 2 miles south of The Grand. This upscale outdoor shopping center spans several blocks and boasts a collection of designer stores, boutiques, and specialty shops. Brickell City Center is home to some of Miami's most highly-rated restaurants and bars, ranging from casual cafes to trendy rooftop lounges. Whether you're in the mood for a shopping spree or a night out on the town, Brickell City Center has something for everyone.

The Design District, located just 2 miles north of The Grand, is a must-visit neighborhood with an incredible collection of designer stores and boutiques, making it perfect for fashion lovers. In addition, the restaurants are some of the best in Miami, offering a variety of cuisines from around the world.

The Arsht Center and Kaseya Center are conveniently located just a few blocks south of The Grand. These world-class entertainment venues host a variety of events, from concerts to sporting events to Broadway shows.

The Grand is located just a few blocks away from numerous nightclubs where you can dance the night away. With a variety of options available, you're sure to find the perfect spot to let loose and have a good time in Downtown Miami.

Uber is a safe and convenient way to get around Miami. Public transportation options, like the Trolley and Miami Metromover, are easily accessible and offer free rides. The Miami Metromover is our personal favorite and right on our block!

BUILDING RULES:

We know it's so NOT fun to read a bunch of rules when planning your vacation! However, our building DOES have rules, and YES, we ALL need to follow them. Again, we know, so NOT fun! Please read through them, and yes, we will need you to confirm with us after booking that you agree to them.

- VISITORS OF REGISTERED GUESTS WILL NOT BE PERMITTED UP TO RESIDENTIAL CONDOS FOR BOOKINGS LESS THEN 30 NIGHT BOOKINGS.

Simply, you can't bring anyone up to the condo during your stay for any length of time. Only the actual registered guests within your booking are permitted up to the condo. The Grand has a No Visitors policy and this can not be amended. So, if you plan to have extra visitors over during your stay, .. our building may not be a good fit for you, and it's best to know this in advance. On a positive note, The Grand is very safe and secure, and that's a GOOD thing!

- THE MAX OCCUPANCY FOR THIS PROPERTY IS:

8 ADULTS plus children (15 years of age or younger) - we can not amend that occupancy number, .. not before arrival or during your stay. It will break our hearts to disappoint you, so please do not ask! Anyone 16 years of age and older is considered an adult by our building. If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend.

-Yes, Guests that have booked a month or longer are permitted to have visitors. Visitors must be kept at a minimum at all times. Overnight visitors are not permitted for any length of booking.

- Miami is a lively city that never sleeps, so go out and enjoy the loud music and partying! But do not bring it home with you, because loud music and parties are just not tolerated in our building! Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.

- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense), but we are not liable for them. Our maids and team members will be grateful not to be hunting down forgotten items left by you in our 75+ condos ; )

- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.

- Though we do not personally judge smokers, there is no smoking of any kind permitted in our property. There is just no nice way to state this .. so here is the reality, if smoking is detected, you will face eviction. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed.

- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.

- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.

- MUST BE 21+ to book with us, so please check your ID prior to booking to make sure your 21 or older, not after booking! This alleviates a ton of time cancelling a booking on both ends.

Cancellations:

-We cannot alter the strict cancellation policy or the displayed refund amount set by our property owners. Policies are in line with the owners' guidelines and govern your reservations. Please review them carefully before booking.

-No refunds will be provided due to flight cancellations or weather.

-We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies. This is offered through Airbnb at the time of booking. Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers/trip insurance.

PACKAGES:

Apologies, but our building policy doesn't allow nightly guests to receive packages. Due to the large number of condos, packages are delivered to a central mail room and scanned by attendants, causing delays of up to a day or two. Additionally, the package room is closed on weekends. There is an Amazon locker hub located at The Marriott next door, just through our retail lobby in which we are happy to share info on how to receive Amazon packages there if you need.

AFTER BOOKING: (nightly stays)

1. Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

-Please make sure to do this as SOON as possible after booking so we can proceed with registering everyone. Don't disappear after booking, or we will be forced to spam you with a ton of messages. We manage 75+ condos here at The Grand, so being prompt submitting all your ID's will really help us in helping you to have a great stay.

2. Valet is the only available option.

You have two choices:

(Unlimited in/out privileges)

-Pay in advance daily valet for $42 PRIOR to your arrival day.

-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.

- Please be aware that the valet parking garage has a height limit of 6'6", accommodating most large SUVs but not trucks or vans. If your vehicle exceeds this height, the only option is limited street parking with metered options. Slingshots, motorcycles, scooters/mopeds cannot be parked with the valet, and there are no electric charging stations available in the valet area.

3. Also, we will need your email so that we may send you the welcome packet with check in instructions. It's good to know in advance what to do when you arrive (not the day of) so don't forget your email!

AFTER BOOKING: (monthly stays)

28+ day stays (Monthly bookings only)

- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)

- 24/48 hours business day approval process

- Emails for each adult

- Drivers license for US citizens, Passport for international guests

- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.

- No prior arrests

-$420 Monthly valet Fee for 1 car
